Steven G. LaFlamme
President & CEO
Mr. Steven G. LaFlamme is the President of Oneida Commercial Real Estate Services and a Licensed Real Estate Broker. Steve has been with the company for 37 years. Steve is a graduate of the University of Minnesota with a degree in Accounting. He is responsible for general oversight and administration of all the company’s property management activities. He is actively involved and experienced in all areas of commercial real estate management including construction, leasing, contract administration, budget and financial accounting, vendor negotiations, inventory control, security and emergency procedures, as well as parking ramp management and rehabilitation, reconstruction work and coordinating building renovation.
Mr. LaFlamme was a former board member at the International level of the Building Owners and Managers Association, the Greater Downtown Council of Duluth and the Duluth Parking Commission. Mr. LaFlamme is an active board member of the Duluth area YMCA, the Duluth Steam Coop Association, the Duluth Building Owners and Managers Association, and the Area Partnership for Economic Expansion (APEX).
Vice President and Human Resources Manager
Patricia McGaffey is the Vice President and Human Resources Manager for Oneida Commercial Real Estate Services. Patricia has been with the company for the past 20 years during which time she has been involved in all aspects of maintaining and running the office operations smoothly. As the company has grown Patricia has accepted and filled the company’s need for a Human Resource Manager.
Patricia is currently responsible for the screening, interviewing and hiring of all employees for all the divisions of the company. Patricia ensures that all employees are offered a pleasant and satisfying work environment while enjoying excellent job stability. Patricia implements and maintains all benefits for the companies’ 125 employees.
Patricia McGaffey is a member of the Duluth Building Owners and Managers Association and a 2015 graduate of the Duluth Chamber of Commerce – Leadership Duluth program. She is a former member of the Northland Human Resource Association.
Assistant Vice President
Mr. Terry F. Netzel has been a Property Manager and a Licensed Real Estate Agent for the past 28 years. Terry actively manages and directs all aspects of operations related to the business associated with real estate ownership and real estate management.
Terry is an active member of several organizations including the Duluth Area Chamber of Commerce. Terry is still an active member of the Building Owners and Managers Association as well as the past President. Terry is currently Skywalk Operating Committee Chair at the Greater Downtown Council. Terry specializes in new leasing activity and coordination of the tenant improvement process.
Property Manager, CMCA
New to Oneida Commercial Real Estate Services with over 5 years of experience in apartment management and condominium management. Managed a portfolio of homeowner associations in Minneapolis and has currently transferred to Duluth.
Experienced in all areas of homeowners associations associating monthly meetings with the Board of Directors, coordinating vendors, planning preventive maintenance, preparing yearly budgets, preparing and sending all correspondence and violations. Has the CMCA designation in condominium management.
George W. Kratzner, II
Mr. George W. Kratzner, II has been the Treasurer and Controller of Oneida Commercial Real Estate Services for over 23 years. He holds a BS degree in Management from Embry-Riddle Aeronautical University as well as a Certificate of Advanced Accounting from Aurora University in Aurora, Illinois. He has over 40 years of accounting experience and is responsible for financial operations, office management and in house IT operations.
Mr. Kratzner is the Secretary/Treasurer of the Duluth Building Owners and Managers Association and a former board member of First Plan of Minnesota.
Director of Facilities
Mr. Bill J. Kubiski has been the Chief Engineer and Construction Manager for Oneida Commercial Real Estate Services for 16 years. Previous to that he was a general contractor and owner of KCC Commercial Remodeling for 24 years. Bill is a graduate of the Duluth Technical College with a degree in Building Construction. Bill is responsible for all areas of building maintenance. He coordinates and supervises all phases of building construction. He is directly responsible for all design and spec renovation projects to accommodate tenant and building owner’s needs. This includes project cost estimating, developing and maintaining facility plans in Auto CAD, designing and programming HVAC digital control systems, and developing preventative maintenance programs.
Bill is responsible for researching and incorporating all ADA specifications, and building fire codes throughout all owned and managed properties. He routinely inspects all building shell and roof maintenance and performs equipment and energy audits. Bill works with tenants and building owners to help provide an efficient and safe working environment. Bill oversees the maintenance and construction needs of over 2 Million square feet of property.
Cleaning Operations Manager
Ms. Jamie E. Glitsos is the Cleaning Operations Manager for Oneida Commercial Real Estate Services. Jamie has been with the company for the past 12 years. She is responsible for overseeing all aspects of complete building cleaning operations including training and scheduling of cleaning personnel.
Jamie oversees the cleaning of over 2 Million square feet of property every day. Jamie establishes standard and special project work procedures and coordination of cleaning activities with other building operations. She is responsible for supplies inventory, vendor negotiations and equipment procurement.
Parking Operations Manager
Mr. Mark C. Hellerud has been the Parking Operations Manager for Oneida Commercial Real Estate Services for 35 years. He currently manages 5 parking facilities. Mark is responsible for the hiring, training and supervision of all parking operations. Mark performs daily inspections which include scheduling and supervision of snow removal and sanding, ramp flushing, sweeping, stripping and general maintenance and upkeep. Mark oversees 5 parking ramps/lots with over 1,200 parking stalls. Mark coordinates sales for monthly contract parking, vendor validations and special parking promotions.
Mark is experienced with maintenance and repair of parking control equipment including ticket spitters, gate arms, traffic counters and card access systems and is also responsible for quarterly rate survey of area ramps and garages and advises management accordingly.
Window Services Manager
Mark J. Snaza is the Window Services Manager for Oneida Commercial Real Estate Services. Mark has been in the window cleaning industry for 32 years and has spent the last 17 years growing his current operation. Mark and his crew handle the most difficult tasks with the utmost professionalism. High rise window cleaning, blind cleaning, and route window cleaning are just a few of the services offered by the Window Services Department. Mark’s operation is responsible for the high rise window cleaning of forty plus buildings to include major Health Care, Office, and Hospitality properties. Mark is a member of the International Window Cleaning Association (IWCA).
